The Landmarks Commission recently considered a two-unit “accessory dwelling unit” (or duplex) proposed for insertion behind a primary residence in the University Heights Historic District. The western half of the proposed two-story duplex is shown peeking out from behind 1722 Regent Street. The same request for a nearby parcel outside of the historic district could be built “by right,” by simply filing a satisfactory building permit with the City. On May 4, 2026, the Landmarks Commission applicant was directed to present a proposal at a future meeting with a smaller scale that reads as secondary to the primary structure and was consistent with other secondary structures in the district. The end result may establish an important precedent that will be applicable to parcels in any of Madison’s five local historic districts.
